We are authorised by the Financial Services Authority (FSA) to advise on and arrange regulated mortgages. We are licensed by the Office of Fair Trading to advise on and arrange other credit facilities. This means we can help you find the most suitable mortgage products on residential, let and commercial properties, including re-mortgages for a wide range of purposes; further advances, secured and unsecured loans We can assist with Asset Finance, Bridging Loans and Development Finance and in locating the most appropriate products whatever your circumstances.
We are also authorised by the FSA to advise on and arrange a wide range of personal insurance products ranging from Buildings and Contents insurance to those designed to repay your mortgage in the event of death or long-term illness. Because we review the entirety of your situation, we will work with you to identify your specific risks and the best and most affordable way to counter those risks. This may require income or payment protection insurance so that you will continue to meet ongoing payments during an illness or temporary unemployment.
We are also able to assist with insurance products designed to protect landlords and tenants, employers and commercial property owners. If you have a need, talk to us to see if we can assist.
If you are planning on selling your home, you will now need a Home Information Pack (HIP), We have our own in-house Domestic Energy Assessors (DEAs) and have established relationships with HIP pack providers. The advantage of using our service is that you will be the owner of the HIP and will be able to use it with whichever Estate Agent you select. Similarly, if you require stand-alone Home Condition Reports (HCRs), which are a form of building survey provided by the seller, we can arrange those products for you, too.
If you are planning on buying, you may need Home Buyer or Structural Surveys. Again, we can arrange those for you and, usually, at a far lower cost than if you commission them directly.
Landlords of let properties and owners of commercial properties have been required to have their properties assessed for energy performance since October 2008, prior to letting. We will arrange the surveys and ensure the appropriate certificates are available by the due date.
